Refresh, tear out and install whole property garden areas according to plan view design.  Plantings were selected carefully to address issues of deep shade, intense sun.  Relocate heirloom plantings into main view from sunporch.  Grading and drainage to address wet property.  Top soil and hand seeding, irrigation adjustments and top dress with mulch.
